Dear Residents,
 
Before I get into my December message, I would like to provide some information on redevelopment and PILOTS (Payment in Lieu of Taxes). There are often misconceptions about what they are, how they work and how they benefit our community. PILOTS are essential tools for transforming underutilized properties into productive community assets that generate revenue and enhance the quality of life in Mount Arlington. The Governing Body’s goal is to revitalize underused properties while preserving the Borough’s small-town charm. These types of projects bring new life to once-vacant sites, strengthen the local economy and attract new residents and businesses. Guided by a vision of smart sustainable growth, the Borough continues to balance progress with preservation, ensuring redevelopment benefits residents today while shaping a thriving future. 
 
Contrary to common misconceptions, a PILOT does not mean that a developer isn’t paying their fair share. In fact, PILOTS result in real guaranteed revenue for the Borough, more than what we would collect if the property remained undeveloped or underused. Every PILOT agreement is based on a detailed financial analysis conducted by the Borough’s independent financial advisors to ensure it benefits Mount Arlington. Each project must pass what’s known as the “But For” test, meaning the development would not realistically move forward “but for” the financial structure provided by the PILOT. Without that support, the site would likely remain vacant, generating little to no revenue, which would ultimately reduce the value of both the property itself and properties in the surrounding area. With a PILOT in place, the Borough receives consistent annual payments that directly support services and the strength of our town. 
 
A frequently misunderstood aspect of PILOT agreements is the notion that they divert funds from the schools. In reality, this is not the case. Mt Arlington’s school system continues to receive 100% of the funding it is entitled to, regardless of any PILOT agreements. The school budget is established independently of PILOT-related revenues and is fully protected from fluctuations in these payments. Consequently, redevelopment projects supported by PILOT agreements do not reduce the funds available for education, nor do they compromise the quality of instruction or resources available to our children. I am proud to support our schools and our Board of Education, and I urge you to do the same.

Now….Winter sure has arrived in Mount Arlington, but decorating for the holidays is not the only way to stay warm! Mount Arlington is continuing to have events and programs running through the Winter for all to enjoy!
 
Christmas Tree Lighting
On December 6th, Mount Arlington Borough hosted the Annual Christmas Tree Lighting! It was a great turnout by residents, for a wonderful night! I want to thank the Mount Arlington Fire Department for making the arrangements for Santa and the Grinch to visit us this year! Also, the DPW, Recreation Commission volunteers, Mount Arlington Police Department, and Borough Staff for all of their work on this event every year.
 
Holiday House Decorating Contest

Our Annual Holiday House Decorating Contest registration is currently underway until December 15th. To register your home, please fill out the form: https://forms.gle/FMFCwYfojdCsqM457. Judging will take place at 6:30pm on December 21st, and the winners will be announced on our social media pages on December 24th!

Channukah Celebration

The Annual Channukah Celebration and Menorah Lighting is being held on December 20th at 5:30pm at the Civic Center. The ceremony will start with Havdalah followed by the chanukiah lighting. There will be stations set up for: singing, lighting, spinning, noshing, coloring and story telling. Meaningful fun for the whole family!
